- Please provide me with your current legal marital status. If you are legally divorced, then we may need to obtain a copy of your Marital Dissolution Agreement. If you are legally married but separated, then please be aware that you spouse may need to sign the Warranty Deed.
- Please confirm who will be present at the closing. If not all parties will be, please explain so we can make the necessary arrangements.
- Please provide me with your forwarding address. This is needed for 1099 Tax reporting purposes.
- Please provide me with each parties Social Security Number. This is needed to obtain payoff(s) and for 1099 Tax Reporting purposes.
- Please provide me with your current mortgage information. I will need the name of the banking institution and your loan/account number so I can obtain the payoff. If you have an Open-End Line of Credit loan securing the property you must cease all use of this account immediately due to the fact each charge adds to the lien amount due against the property.
- Is there a Homeowners Association (HOA) with this property? If so, please provide me with a contact name and number for the Association. If you have multiple associations (condo, membership, pool house, golf, clubhouse, etc.) that you pay, please include that information for contact as well.
- Is this a mobile home? If so, we will need to obtain the original mobile home title.
- Is this newly renovated or new construction within the past year? If so, a Notice of Completion will need to be filed of record 10 business days prior to closing or we will be required to hold sales proceeds until the appropriate time has passed.
- Do you want your proceeds to be wired at the closing? If so, please let us know in advance. There is a $25.00 charge for this service and you will receive the benefit of your funds being available immediately rather than your bank placing a hold on the check.
- Is the property currently in a Trust? If so, please provide a full copy of the Trust, including all Amendments.
- Is the property currently in an Estate? If so, please provide a copy of the decedent’s death certificate, Last Will and Testament (if any), and any other estate documents you have.
